Studio's

What are the Additional Charges? 
Meeting rooms incur an additional charge of £50p/h to members. Service charges, rates, electricity are all included in the rental cost of £400pcm.

What's Included in a Studio?

Studios are blank canvases for personalisation. Included benefits: a dynamic community, vibrant front-of-house experience, breakout spaces, and meeting rooms.

Is Parking Available? 

No, we don't provide onsite parking. We ask all tenants to adhere to parking legislation and be mindful of neighbours' right of way. Tenants can rent spaces from Hillsborough Presbyterian Church.

Payment Process? 
Monthly payments, due on the 1st of the month by direct debit, cover rent, service charge, and building insurance.

Are Prices Exclusive of VAT? 
Yes.

When Can I Move In? 
Upon payment of the deposit and one month's rent in advance, you get the keys and can settle into your new business HQ.

Sharing the Unit? 
Generally, we don't allow sharing, but unique situations can be discussed with our team.

Notice Policy? 
The notice policy for Studios and Units is unique to each agreement.

Guest Policy? 
Guests must remain with you and cannot work from our open-plan workspaces, as these are reserved for our members. More than 3 guests? please book a meeting room. If guests wish to stay longer than an hour or are wanting to work, they can avail of our half-day hot desk pass.

Do I Need a Solicitor? 
Our leases are written in plain English and based on the standard Law Society lease. You may choose not to employ a solicitor, but we are happy to go through the terms with you and ensure your working environment meets your specific needs.

24/7 Access? 
Yes, we operate a first-in opens and last-out locks-up policy. This involves switching off and arming the alarm and locking the premises.

Do I Need a Deposit? 
Yes, a security deposit equivalent to one month's rent. Assuming you haven't damaged your workspace, this deposit will be refunded at the end of your tenancy.

 

Shared Workspace

Car Parking?
No, we don't provide onsite parking. We ask all tenants to adhere to parking legislation and be mindful of neighbours' right of way.
Payment? 
For dedicated desks, it's monthly by direct debit on the 1st day of each month. If starting later in the month, fees will be prorated. Hot desks can be paid online or by card on arrival. 

Charges Besides Rent?
No additional charges. Memberships cover utilities, reception, post handling, workstations, Wi-Fi, tea, coffee, showers, and access to communal spaces.

VAT? 
Hot desks and dedicated desks are VAT exempt.

Not Included?
Parking, phones, printing, and meeting room usage are not part of the membership.

Access? 
Digital entry allows 24/7 access; Hot desks coinside with reception hours; weekdays from 8 am to 6 pm.

Guest Policy? 
Members can have one guest for a maximum of one hour, with guests restricted to breakout areas. Guests may stay longer but will have to purchase a hot desk day pass.

I need to change my membership? 
Not a problem, have a chat with a team member.

Meeting Room Prices? 
Meeting rooms are £60 p/h (£50 for members), including tea and coffee (Keane’s Coffee can be purchased separately).

Where Can I Work with a Hot Desk Day Pass? 
You can work from our cafe or shared workspace. You will not have a dedicated desk assigned to you.

My Team Wants to Work on a Rotational Basis, Can I Have More Memberships Than Seats? 
Our team will work with you to design your ideal membership.
